@Korena Jones To get the @ sign to work you need to click on the persons name under the text bar after you start writing it.  Then they will get a notification that you mentioned them in a post, it took me a while to work this out...  Look forward to hearing more about FWB club too.

I was reading back on one of my first posts on the forum and came across this one.  I can't believe the change this site can make for an investor in only about 6 months of research.  @Albert Bui I still think about the 3 things you discussed; price, service and advice when other people ask me about home loans.  Fortunately on this particular property, I used an online lender that has all 3.  Since then 5 other friends of mine have closed a loan with her for their primary residences and I am about to get another one for mine.  Dumb luck but thank you to all who commented on this post, it helped.

Some use postcards in their mailing campaigns and that will reduce the postage.  However,  if you are only mailing to a few houses you found while driving around and just getting started, a hand written letter will probably get your best response rate.  Other wholesalers here may have some good ideas when it comes to marketing too.

I don't have experience with a home search property in Florida but I do in Maryland.  They didn't have a local title company here and allowed me to use my own.  I would recommend you doing the same, have read some bad reviews about their title company.  They still paid the same amount as they would if they used their title company in my case because they didn't have a local one.  Let me know if you have any specific questions about my transaction.  Good luck.

Also wanted to mention that a VA loan is a great way to pick up a property but it has to start out as your primary residence. Ok to be a multi-family as long as you are living in one of the units at first. Will be difficult from Germany but if you get back to Pensacola that would be a good way to pick up a few doors.

@Clinton York  welcome to the site.  I am in the Navy and currently have two rental properties in Pensacola.  I will be moving back in a few months and plan to pick up a couple more this year, probably in the Pace or Milton area.  If you need anything let me know and read up as much as you can on here.  Plenty of people to make connections with too.  

I would recommend using the money you have to put a downpayment on a rental.  I like to leverage my rentals to allow other peoples money make me money.
