@Tom Giles you have gotten some great advice here, especially from @Jerry Padilla 

 with regards to getting a loan now while you still have W-2 income (it sounds like you still do).  I also invest in the gulf coast area of Florida so if you need anything feel free to reach out and ask.  Good luck.

@Michael J. that is exactly what I did.  To continue this saga, I got a call again today that they were going off again.  So, a trip to get new smoke detectors and about an hour of my day today to install them and it should be all fixed up I hope.

@Jonna Weber  fortunately it was just a faulty smoke detector and was setting them all off.  I am also glad I got there before the fire department because they may have just knocked the door down to get in.  I rushed over there right away but didn't call 911.  A neighbor must have called them because they weren't far behind me.  Quite the landlord scenario, any other night and it would have been much more convenient.  Seems these things pop up at the worst times as I'm sure you all know.

Thanks for the response, I will add that this house is in an A neighborhood and is a $350k house if that changes anything..

Can anyone who is familiar with Dodd-Frank tell me why a real estate attorney would answer the question of "Do you handle assignments of contracts or double closings of real estate transactions?" with "Are you familiar with the Dodd-Frank act?"

Let me start by setting the stage.  I am at a Super Bowl party last night with my wife and 8 month old son.  It is 5 minutes into the game, I am enjoying the first few sips of my first beer and some food when my phone rings.  It is my real estate agent and she tells me that she got a call from a neighbor of one of my rentals and the fire alarm is going off.  The house is currently vacant because I just finished a rehab on it.  I am 15 minutes away from the house and that is all the information my real estate agent has.  

So, my questions is - What would you have done?  

I'm interested to hear the answers and I will chime in with what I did...

I have a questions for any Pensacola or Gulf Coast area wholesalers.  Do you use a real estate attorney and if so, who?  If not and you use a title company for your closings, who do you use?  I am in the process of interviewing attorneys and I have spoken to some who will not entertain the idea.  I don't plan on wholesaling properties but I certainly want to have that option if the house I pick up doesn't work for me.  Thanks.
