@Account Closed an agent is always going to ask for a proof of funds.  You are never going to get a property from an agent without a proof of funds.  You’re barking up the wrong tree there.  Wholesale works better when you are in direct contact with the owner, with no agents involved.

@John Thedford that’s interesting.  I’ll have to do some digging to see if I can find any information on that case.  Thank you for taking the time to answer my questions and give your input.  It really did clear some things up for me.

@John Thedford if they are licensed, does that change your viewpoint?  I can totally see people acting dishonestly as an issue, but if they are up front with their intentions, would that change your opinion of that particular wholesale practitioner?  Sorry for all the questions.  Just trying to wrap my head around this.

@John Thedford unethical in what way?  How is the public being victimized by them?  Doesn’t legality vary?  Wholesale is widely accepted in my market from what it seems

Perhaps I'm generalizing, but I see some heavy hostility towards the idea of whole-saling in the forums.  Why do a lot of members seem to be so against wholesale?  I've seen "unethical" and "shady" thrown around a lot when discussing the topic.  What are your thoughts?

@Account Closed conduct yourself with integrity.  Real estate investing is not about tricking people into giving you a good deal.  It’s about working with sellers to solve their problem and find a win-win scenario.

@Andrew Pettit I agree with @Maria Riegger.  You could also be a remote assistant to a real estate team.  It could help you figure out the inner workings.

@Casey Sbrana make sure your numbers can survive a 20-25% plunge. If you can do that, and still cashflow/breakeven, then you can show your investor that this property can survive a recession
