@Matt P. I agree with you. As someone with a lot of training and experience, I can tell you that most confrontations start within conversation distance 1-5 feet tops. If you attack anyone just because they walk into conversational distance, then you’ll be in jail before your would be attacker. I don’t know about your experiences, but I’ve never had someone try to fight me from 15 feet away, where I have ample time to pull my weapon out and control the situation. Perhaps I wasn’t clear enough in my first post, the attacker would most likely go go for your gun in a grappling situation. I’m not saying you, the defender, would.

@Eric Graig great question. I have never personally lended money (in a professional sense) before. But, the lender essentially acts as the bank. If they are not paid, they can foreclose on a property. There are legal forms and contracts that you fill out as well to keep everything documented.
Can any hard money or experienced private lenders chime into this one to give a better explanation?

I don’t think they can do anything unless you can absolutely prove that it’s your grill. Did you carve your name on that one?

Unless you’re Doc Holiday from Tombstone and best best friends with Wyatt Earp, I feel like by the time you would be able to get to the gun, it would be to late. The person charging at you will already be on you. Then it becomes a fight for the gun itself. Wrestling for the gun could cause it to discharge, and hit an innocent bystander. Most confrontations start up close and personal. Self defense classes may be your best bet.

@Derrick E. I think I understand the point you’re trying to make, but I think it needs to be rephrased. A scam is a scam regardless of who’s money is used.
To be fair, a lot of wholesale professionals I know, work with people who don't have time to list on the MLS. For example, sheriff sale, financial distress, etc. The sellers tend to be very willing to sell at a discount for cash and a quick close. The few that I know actually close on the deals if they don't have an immediate buyer.

Joking aside, I’m not familiar with the Boston market, but I’ve heard it’s pricey.
If you’re just looking for a return, lend it out at 10-12%. You’ll get a check in the mail every month and get paid back when the deal is done.
My personal preference would be to partner up with an experienced investor on a rental/flip. I think that’s where you get more bang for your buck.

@Braden C. I see. I'm sorry. I misunderstood the point you were discussing! You're right. Our goal as investors is to find a deal. On the podcasts they talk about a bunch of different ways you can catch a property at a discount. I'm on your side of the "stealing equity" argument there.

@Jennifer T. as someone who is NOT a Wholesale practitioner, I spend a lot of time being a “telemarketing jerk”. That’s how I’ve gotten some of my clients that I’ve represented in real estate transactions. I won’t ever fault someone for doing cold calls. I’m sure there are tons of investors on here who do cold calls and do not comply with the list that aren’t wholesalers. I myself, run my list through the registry every Sunday just to be safe! Some people fall through the cracks. It happens.
I do completely agree with the rest of your post though! Unfortunately, I think the wholesalers in these horror scenarios are coming from those guru seminars. It’s absolutely ridiculous.
