This is the 3rd appointment with a seller I’ve served up via cold call.  Out of the last 2 appointments, I’ve been left waiting out front of their doors unable to get a hold of the seller.  My first appointment was a success. 

 So I guess what I’m asking is, is this common with appointments set up through cold calls, or should I review the conversations I’m having with the sellers?

To clarify, listings are the end goal of these particular calls

@Brandon Roof hit the nail right on the head.  I think that’s the best thing you can do.  

The next best thing you can do is show her what systems you are putting in place to protect yourself from the next crash.

My second most common is I have to talk to significant other.

@Keither Perry I agree with @Scott Passman.  Leverage your network to find what you need.  Also, don’t be afraid to make some cold calls.  People respond to voice to voice interaction.  Not everyone does cold calls.  You will stand out from the people just sending mailers.  I would also continue your mail campaign.  If you aren’t getting the results you need, re-think what you’re sending out and adapt.

I myself haven’t looked into New Jersey very much, but, I do know a flipper that works in Jersey and a rental property owner that works in jersey.  

Your credit score normally has to be a minimum of 580(depending on the loan).  

The down payment needed also depends on the loan. With FHA, it's 3.5%. With conventional, it's 5%+. If you aren't inhabiting the property, you typically need 20% down. I would certify this info just in case i'm Incorrect.

The amount of money you make at your job, usually dictates what the lenders will lend you.  Unless you go the private or had money route.  Those lenders tend to look at the deal potential as opposed to your income.

Bring in your own contractor for estimates on repairs.  When it comes to comps, I would suggest running them on your own or with the help of a trusted realtor.  While working with wholesalers can be beneficial (I know a many respected and reputable ones) an inexperienced wholesale practitioner can be a major detriment.

@Gadiel Del Orbe if you were buying at full market price, then I’m glad you pulled the breaks.  The people who get hurt in the recession, are the investors who’s values crash because they purchased at inflated prices.  Now is always the time to buy, if and only if, you buy smart!
