@Jaderic Pickens I’m 26.  I spend a lot of time learning from a 23 year old who started investing at 20.  As long as you have the knowledge, people will trust you.

Hey everyone.  I'm sure at some point, the majority of you have had to deal with depression.  Sometimes, it can be completely debilitating and throws me off my groove for months at a time.  Let's be honest, shoving my emotions down and "just dealing with them" is probably a big cause of my problem.  I've done that all my life.  I'm starting to realize that isn't a solid long term solution and can cause more problems down the line.  I've never really considered the effects of things on my mental health.  I'm in this for the long haul and need to keep myself at top performance level 24/7.  What have you done to keep your mind healthy?  When depression rears its ugly head, how do you deal with it?  What do you do to keep yourself at peak performance?

@Mark L. again, I'm truly sorry this happened.  It's rough, but you aren't going to be getting sympathy posts telling you what you want to hear.  If the smell isn't coming from mold they inspector isn't going to mention it.  The smell of a property has a very minimal, if any, effect on the appraised value of it.  The buyer agent's response was pretty normal.  The agent said "I think the owner had pets" you said "okay sounds good" and moved forward with the purchase.  Agents can't predict how difficult a problem will be to fix.

@Mark L. did you know of the odor?  I assume you were with your agent while doing this walk through.  Was the smell mentioned in negotiations at all?  If you never brought it up to your realtor, the seller, or the inspector they probably didn’t see it as a major issue.  If anything lack of communication is your downfall here. Never assume what others know and never assume that others think you know things.  I agree with @DJ M.  if this smell is killing the deal for you, then you weren’t ready to purchase. 

I am sorry that you’re going through this.  It’s inconvenient, but it’s a lesson learned.  Hopefully you can avoid this in the future.

If anything was repeated, I apologize.  While I was typing my response, more comments were posted before mine.

@Malik Eleby I don’t think house hacking will have any issues.  At the end of the day. You’re going to love on the property.  Have your friend e-mail L&I if he’s got more questions regarding this.  If you have more hour hacking questions, feel free to DM me!

@Robert M. he uses private money.  When he presents his deals to his investor, he presents it as a flip and a rental.  That way the investor has an idea of what to expect with each outcome.

@Robert M. not an experienced flipper but I have friends who are.  I asked him this question before.  He told me he has 6 months of reserves plus an exit strategy.  He makes sure that the majority of his flips could also double as good rentals.  If a particular property sits for a while or a recession hits, he turns it into a Brrrr.

@Heston McBride the seller pays the commission.  The realtor is essentially free to use for you.  Might as well take the free representation.
