There is no risk. As an agent, I always suggest to offer just enough to get a conversation started. If the property you're looking at is on the MLS, look at days on market. If it's a FSBO on Zillow see how long it's been listed. Every day on market is a bargaining chip for you. They may not accept your offer the first time around. Go back a week later and come in with another offer.

Also, try to includ as little contingencies as possible.  Especially if you’re coming in low.  There are other ways to make your offer attractive other than the purchase price.

If you don't act with integrity, you can't expect anyone else to act with integrity towards you.  

Ethics aside, perhaps you could find a partner to supply the funds for this venture.

Hey everyone,

I've been practicing my property analysis, but I have a concern.  I have no idea how to gauge how much insurance a landlord would pay.  I've been analyzing mostly duplexes, tris, and quads.  I've been using the figure of 300/month for insurance.  Is this an accurate number?

I've also been using the figure of 100/month per unit for the water cost.  For example, a duplex would accrue a $200 water bill.  Am I analyzing the correct way or am I way off in my numbers.

Hey everybody!  I am new to the BP website, but I am a longtime listener to the podcast!

My goal (just like everyone else here) is to achieve financial independence through real estate investing.  I work in the Real estate industry as a real estate agent!  My goal in my business is to work solely with investors. 

I'm excited to be a part of this community, and to finally take the plunge into a new chapter of my life!
