I actually think it goes quite well in "Investor Psychology". It seems that it has received a lot of back and forth and it has opened the door for the expression of investor psychology that seems to be a bit cynical and elitist. Thanks for the post, Mitch!

You will notice that I did not say it is good, ethical business practice. It is a fact of the business, though and I see it all of the time. Realtors often on the MLS, offer the selling agent a cash incentive to sell their listing. It has gone on for ever that $$$ can help some people sleep better at night after a lapse in ethical judgment! Even when showing all listings that an agent thinks his client may be interested in, the agents attitude, enthusiasm, etc. can help steer the client to a basically equal listing that is more financially advantageous to the selling agent.

If you are into books, gurus, courses, etc., the book may be a good read. I was told it was good, so I read it, but found that touching my forehead then repeating the high points and posting on my mirror to be a bit "hokey" and the typical "guru" style. As Bill said, don't spend so much time and money on books, gurus, etc. and get to work! It takes more than reading a book to change a mindset and outlook on life. Somewhere there needs to be a desire to achieve, the motivation to do so and an understanding that this is not a 9-5 way of life!

I did notice that other than Josh and Bill, none of the other posters that think that the book is great have over 50 influence points. Either the book has changed their lives and they do not have time for BP or the "magic" did not take on their lives.

2007 GMC PU complete w/ladder rack! Just got our 2000 BMW M-Roadster (Bought new in 1999) out for the summer. '63 Nova SS to local car shows and last (and yes...least) '84 20TH Aniversarry GT-350 Mustang Convt. that I took on trade for a condo. Anyone want to buy it....cheap! :D

Almost forgot...our most fun...pair of Wilderness Systems Kayaks!

I wouldn't worry too much about being "nice". She is working for you and if your requirements are that she bring comps supporting your offer and repair estimates to the BPO agent she should do it. If not, I'd find a new agent.

Tom has a good point....What buyers want and making sure the numbers work is more important than the age of the home. Make sure you know your market (as Tom seems to!), establish an accurate ARV and accurate rehab costs. You will do well!

Your attorney must be mistaken. First of all, it would be a restraint on alienation and the government cannot restrict how or when you transfer your property.

Perhaps your attorney is thinking of a covenant in the contract, imposed by the short sale lender under HAFA, restraining a purchaser from reselling for 60 days?

Kathleen is probably right or the attorney is confused. Hopefully your new attorney is a bit better at real estate issues! There are also some title companies that do not want to do back to back closings. But, there are many that do!

Communication is key in closings! The seller's agent (or if he did not have one, someone else) should have gone over the closing statement with him. There should be no surprises at the closing table.
