Hi @Kelby K. - Sure, always happy to help man.  Its the same formula I've been using for 7+ years - Targeted letters.  I focus on non-owner occupied properties in the specific areas I buy (Even better if you can double up with delinquent taxes and out-of-county).  $4k is the cheapest and last year I rec'd a call from a seller on a $10,000,000 property and everything else in between.

Hi @Sonu Sharma - Its really easy to just do it yourself.  You can setup a free FB business page (BillyBuysRealEstate is mine) and then I use the boost post paid functionality.  I love it because you can be EXTREMELY targeted with your marketing. 

I was just telling a colleague yesterday that I can now sell properties faster over FB than the MLS........which also means I'm not buying a Buyer's Agent commission.

Craigslist use to be great several years ago but I don't use it (at all) anymore.  Have you ever considered using Facebook to buy and sell properties?  I'm having tremendous success with it.

@Matthew Novelli - In Austin you can attend free seminars put on by Quest IRA who is a self-directed IRA provider with an office in Austin. I highly advise watching their webinar "The little IRA that could" as it jam packed with real life investor deals that are extremely creative and require a low capital investment.

@Jordan Santiago - Delinquent tax lists are a goldmine!!!!  Also, enhance your results by targeting those with delinquent taxes and live out-of-county. 

In my opinion, letters are VASTLY superior to postcards. 

You are definitely on the right track!

When I started 8 years ago people said 'you can't do that, the r/e mkt is terrible, nobody is buying houses!'

When I moved to the Austin area people said 'you can't buy houses like that HERE!'

Most recently people say 'there's no good r/e deals anymore, the mkt is just TOO strong, you can't buy houses like that ANYMORE!'

I would be careful about listening to people who tell you what YOU can't do..............

Put the maximum contribution in a Self-Directed IRA and then use those funds to option/wholesale a property. You could literally be have exponential returns.

I detest LAZY money.

It pains me to see good people who kill themselves at their job working for money and then allow that same hard-earned money to essentially sit on its rear-end…doing next to nothing…parked in some low-rate or no-rate investment.

I spend a significant amount of thought on making sure my portfolio is optimized. The staggering difference rate of return makes on the future value of your investments is astonishing.

EXAMPLES:

The value of $10,000 invested for 30 years earning:

3% - $24,272.62

6% - $57,434.91

12% - $299,599.22

Keep putting in the extra effort to find those great real estate deals.

You work hard for your money, now make sure it works hard for you!

If you will PM me your email address, I'll send you a recent article I wrote on SF and an old priv money pitchbook I put together.  You should be able to get some good selling points that you can use to entice the owner to seller finance to you.  

@Rivy S. - I should have mentioned it earlier, but a Self-Directed IRA is a wonderful tool to use when owner financing! something to consider
