I think it was sticker shock at 1.5x rent versus the usual one month rent.  I have upped my SD to 1.5x because I think it will weed out the riffraff and tire kickers.

If he pays within the three day window you have to accept.  On the fourth day you do not have to accept. You will have to check your state laws on the payment methods.  If you think he plans to pay you in singles or coins again have him meet you at your bank and let the teller put in the cash counter machine.

With permission, I would pass the old tenant's number to the new tenant.

m2m rental? I would have ended it at the first or second sign of trouble.

 I did call him on Friday, but no word from him yet.  Her payment was due COB on Friday. I want her out ASAP

I use a service through an apartment association. I can run background reports from my desktop

I re-read the stipulation and it says if tenant misses a payment then my attorney can file ex parte for a judgement and does not have to notify defendant. 

Now as to possession I'm not sure if the date will be accelerated because we had stipulated that she would move on Oct. 15.

Is there a big glaring "for rent" sign on the property?

Ads on CL or Zillow?

Ads posted on campus?

give her notice to vacate. You want tenants who cooperate and pay on time. She can pay the next LL on the 17th.

The laundry is in a common area? That tenant is being a jerk.
