Did the ex-boyfriend not show up on the court date? I don't understand you "withdrew the case against him" and the does?  Does that mean you let the boyfriend off the hook?

Sounds like the tenant had a load of opportunity to leave.

Unfortunately evictions are not swift from my experience.  Mine was gone from 2-3 months and the tenant is living rent-free during that time.

Are you near a military base? If so, post on "military by owner" or "AHRN".

I just couldn't get the hang of Buildum.  I subscribed for a year and I requested to get the remainder of my money back.

I'm trying out 123Landlord

I don't know how soon court date is, but if this is your first eviction, I would suggest going to eviction court and check out the flow of things and maybe collect some attorney business cards.

I evicted three tenants last year for not paying rent.  In two of the cases the tenants used the same legal aid attorney.  They went to legal aid and apparently checked all the boxes on the form.  Never informed me they had mold issues, window issues, etc. It was all a stall tactic.  Cases never went before the judge and were settled in the hallway.  My attorney filed the judgements, but will I ever collect -- heck no.  They tenants got about another month to live free.

Yes, get an attorney.  Your paperwork and money damages need to be correct to the penny.

Not very analytical, but I use section 8 rates as a reference.  I look at the rate S8 pays in the zip codes of my rentals then I bump up my price a $100-$200.

Buildup - there is a learning curve -- at least for me

123Landlord - you can try it out for one rental to get the feel of it. Cheaper than Buildium

Need some input on lease language in a rental agreement.

My renovation cost was $50K.  I told my contractor that I didn't have the money to pay, because I didn't intend on renting the house for another year, so I could save up money.

He makes me a deal: pay 25K and the remaining 25k would be used as rent for the next year.  I've been dragging my feet on the lease terms and he's moving in next week.

This is what I have so far, but I think it's a bit wordy.

This paragraph shall serve to memorialize the special agreement entered into between the Landlord and Tenant Sam XXXX, specifically for rental of the property at [address] ("the Property"). The parties hereby warrants and agrees Mr. XXXX served as the contractor for the renovations to the Property. The parties warrant and agree that the total amount of the renovation contract was $XXXX, one-half of which would be paid by Landlord to Mr. XXXX. The parties further warrant and agree that the remaining balance of the renovation contract in the amount of $XXXX will be paid by Mr. XXXX as the monthly rate for his rental of the Property in the amount of $XXXX, until said renovation contract remaining balance is paid in full.

Upon full payment of the remaining renovation contract balance, Landlord will offer Tenant Sam XXXX the opportunity to continue in residence at the Property under a new lease agreement and at a monthly rental rate in accordance with market values at that time.

This special agreement between Landlord and Tenant Sam XXXX shall remain in full force and effect, and shall not be affected any changes in ownership and/or administration of business dealings of the Landlord.
