I applied to accept ACH payments. I don't accept credit cards/PayPal because I fear a tenant might get nasty and do a chargeback. I also give the tenants the option of deposit only ATM cards

@Rhonda Blue, you are becoming a social worker for the tenants -- let the girlfriend figure it out before you become a target. My business practice is to NOT add an adult who hasn't been screened for credit/background. Once that's done he would be a leaseholder with equal rights.  I agree with @Account Closed, it depends on how long he's been there  -- 6 months of living together and he may be past the "guest" threshold.

The HUD guidelines are 2 people per room plus one in the living room. So a 2 bedroom could house 5 people -- or more with a good bunking design :)

Your city/county may have local rules.

Can you give a 30/60 day notice to vacate? Or give a change in tenancy letter stating you are the new owner and rent will be X dollars beginning X date?

Anyone have procedures that you discuss with tenants on move-in day?  This will be my first time placing tenants after firing PM.

So far, I have:

give keys

do walk-thru

have tenant test smoke detector

show tenant where circuit breakers, water heater, and water shut off valve is

anything else?

1. It's a civil matter.  If M2M give notice or annual lease don't renew.

2. It does not count as an eviction.  If the statute is 30 days notice and you give 60 you are being generous.
