(THIS IS NOT A POLITICAL POST JUST MY HONEST OPINION IN ORDER TO STIMULATE CONVERSATION)
The only thing that I am worried about is how Biden's administration will deal with the upcoming foreclosures/evictions.
I feel Biden is very moderate in his political beliefs but I think the democratic party will try to force him to make decisions that appease the more liberal side of the party. I know some of the upcoming senators/representatives in the democratic party lean more on the left and are not a huge fan of landlords ( A.O.C., Allison Clarkson, etc). I am concerned that these beliefs will trickle through legislation and Biden will be forced to support them in order to keep the Dems happy.
However, there are still many other Democrat legislators who are investors themselves and are opposed to some of the proposed changes and are aware of how RE investors stimulate the economy and provide housing, so hopefully this will keep the scales balanced.

Good point.
I don't think it is viable as your sole investing strategy but I think it could be a great way to supplement some extra cashflow if you have a garage you don't use or a big yard to park an RV.
However I think this could be achieved more efficiently by utilizing facebook or Craigslist in your local market.

Has anyone heard of neighbor storage ( https://www.neighbor.com/)?
It is like AirBnb but for self storage. I thought it was an interesting concept and was curious to see if anyone has had any experience with it?

I spent the summer in Idaho and became very intrigued with the market. Most of my time was spent in McCall and along the Salmon River so I did not get a chance to explore Boise that much but I think that central area along 55 is set to explode.
In my opinion, I think McCall has already "been there, done that" and I don't think there is a ton of opportunity unless you are dealing in the higher end of the market. But i still think there is a lot of potential in the Cascade, Donnelly and New Meadows market. They don't look like much now, but there is ample room and beautiful scenery, which I think is a great recipe for future development.
And being only 2-2.5 hours away from Boise, it's the perfect area for those who are now working remote and looking to move out of the city while still having easy access when need be.
I am very curious to hear your opinion on my analysis.

I appreciate your time and effort in putting together a thoughtful post that outlines how I could pursue this deal opposed to "its not possible".
With that being said, I like your approach of going the quiet title route to obtain the brothers equitable interest and then waiting the 2 years to obtain legal title through adverse possession. However, I do have my concerns in regards to the use of quiet title in Texas and having to wait 2 years to obtain legal ownership.
I don't know why but quiet title does not seem to be that popular in Texas so i need to do some more research to see what the down falls of it are.
With adverse possession and having to wait 2 years to obtain legal title, what would happen if one of the heirs came in and tried to assert their claim on the property? I know the odds are small since they haven't tried to claim anything in the past 3 years but it still seems like I could be rolling the dice with my investment and there is the potential for someone to come in underneath me.
All in all, i like the way you are thinking but I think I definitely need to do some more research to address my concerns.

Great advice.
Title will be a lot more knowledgable on the situation than I will be and will be able to tell me where I need to start.
No sense in speculating when I don't know where I am going.
