As a relatively new agent myself (About 1.5 years in) I thought I would share my experience with you. As soon as I got my license I ran to the huge "legacy" brokerage thinking that was most important. I thought clients wanted to work with only those agents.
I was completely wrong. People will work with you because of YOU, not who your brokerage is. After my time so far I have realized what actually matters like who you are surrounding yourself with, other new agents or absolute killers doing 100+ deals? Other opportunities such as rev share, training, leads, and caps, are all things to consider when growing your business long-term.

I agree with what Curt said. There is a crazy high percentage of people who have locked in mortgages the past few years with rates under 4%. My idea would be to take advantage of that with sub-to whenever possible and go after those motivated sellers to do a creative finance deal.

That sounds crazy to me! I am a realtor not too far away here in Wilmington. I think that questions would depend on a lot of things location, amount of recent sales, etc. I can definitely say from personal experience this is not happening in Wilmington. Your realtor should pull comps from recent sales and be able to see whether or not the purchase price of the subject property is THAT far off.

It's a weird that the world has shifted this way but social media as you have realized is super important in branding. This is all very valuable! Something you mentioned "Give me a taste for what I would get if I hired you as my buyer or seller agent" has been my main takeaway lately. That's what I have been focusing on trying to get across. I have a videographer friend working on a cinema-quality video of exactly that.
I definitely agree with you on the consistent uploads, however it's been way harder than I expected. I wanted to post one "reel" (really I'm cross-posting these to every platform) per day, but I have not been able to do that consistently with just being out doing the work. I've posted stories or carousel regular posts on those days I wasn't able to have a reel ready to go.

This is exactly what I am talking about. I follow a few people who do that stuff at a very high level- (@neelhome, @brock11johnson, @massiveagent if you want to check them out). They have some great content aimed towards agents/investors looking to do exactly that. Once I have a few more tricks up my sleeve and can offer some valuable insight I'd love to do some content like that as well.
P.S. couldn't help but notice you're in NH, I grew up in southern NH and my family is still there.

Hi all,
I am an agent / investor in Wilmington, North Carolina. This year I am really focusing on my social media presence and trying to figure that whole world out. I have a running list of content ideas in my phone's notes I jot down when I think of anything.
I really want to provide actual value, and I am aware enough to know that not everything I think of are things people care about. I figured I'd hop on here to ask the good poeple of BP what they like to hear about, it can be as broad or specific as you'd like. I know there are others looking to do the same thing, so it would be amazing to get some ideas in here that way those people can take advantage as well.

That's very good news, a step in the right direction it seems! I am over in Wilmington and we have similar issues with finding on-market cash-flowing properties unless you branch out to MTR & STR.
