Well, I'm still relatively new to the game. I've been lurking in RE since 2018, but last year (2022) was my first year as an agent. I did 25 transactions for $7.2M and learned a ton. I would imagine less than half of that was from meetups and such, BUT now I am getting to the point where one of those clients I met there has closed two properties with me and sent me two referrals. Another just bought their second with me also. I'm still probably considered brand new, so I can't say for sure but I am counting on these relationships to continue to compound over the years and continue to grow!

Hey Jeremy, welcome!! Wilmington is a great place to get started so you'll hit the ground running. As Phillip mentioned, you need to come out to the next monthly BiggerPockets meetup on the first Tuesday of every month. My favorite local lenders will be there as well so I am sure you'd be able to get a ton of value there.

As others said, definitely sounds like you'll need to find someone with DSCR products. That's what a lot of my clients do after getting to the same point you are at right now! Which market are you in?

I would do a quick YouTube search on seller financing, tons of videos on there from many high-level investors. Those videos will help you understand how to pitch it in a way the seller sees the benefits of tax savings, interest, etc. Watch a few and you should be good to go!!

I am a realtor / investor here in Wilmington NC. I always use Movement Mortgage, they are local and have conventional products, HELOC's, and DSCR all in-house and they're in WIlmington so you can't beat it. Give Drew Blakely a call/text at (269) 569-6818 and he'll definitely get you taken care of!

Congratulations!! This is awesome, how cool that you were able to hit that revenue. Oak Island is a fantastic area and I see more and more people looking to buy there for affordability compared to surrounding coastal towns.

Hey Jordan! I am down here in Wilmington, NC. I will start by saying, NC is generally a landlord-friendly state. The only thing you will have to watch out for is whether or not the condo allows STR's. I work with a lot of investors who end up buying in Brunswick County (Southeastern NC) because there are still very affordable condos in the low $200's in places such as Carolina Shores that perform amazing on AirBNB/VRBO. Our Wilmington beaches (Wrightsville, Kure, and Carolina beach) are incredible, however, prices are much higher than the areas I mentioned previously. They also tend to be busier though. There are local meetups in Wilmington and Surf City to check out when the time comes. I'll send you a message and I'd love to connect!

Hey Blake, thanks for reaching out. I have been going to the Surf City meetup for a while and someone there invited me to the Wilmington one. I went for the first time in December but missed the January one. Hope to be back for the February meetup.
I'd love to connect sometime and share some ideas. We have an agent helping us with our primary search, but once that gets settled, I want to be ready to get that investment property and figure out financing. I don't know much about off-market stuff, so I'd love to learn.
