I think social media glorified being a wholesaler the past couple years..
BUT I have met some fantastic ones. Just like anything else there are great ones and terrible ones. Same for agents! The great ones will stand the test of time and be invaluable to many people's path to financial freedom.

Hey Brian,
I am over in Wilmington NC, this has been something I am also very interested in as well. If you make any good connections in NC for assisted living investors please let me know I'd love to chat. Keep me in mind if you find any deals you'd like to possibly take down together!

Hey Jonny!
Congrats on getting started on what I am sure will be the beginning of a very successful journey. I'm an agent and newer investor here in Wilmington NC also. I'd love to get together and see what we can find. I am out there looking for more off-market stuff all the time for myself and my clients. There is a Biggerpockets meetup on the first Tuesday of every month here in Wilmington and we'd love to have you, come check out the next one. I'll shoot you a message and we can chat!
Hey Blake, thanks for reaching out. I have been going to the Surf City meetup for a while and someone there invited me to the Wilmington one. I went for the first time in December but missed the January one. Hope to be back for the February meetup.
I'd love to connect sometime and share some ideas. We have an agent helping us with our primary search, but once that gets settled, I want to be ready to get that investment property and figure out financing. I don't know much about off-market stuff, so I'd love to learn.
That's awesome!! I missed the past month's meetup in Surf City but normally I'm always there too. Yeah absolutely, I'd love to plan something in the near future. I've got a great network of lenders, investors, contractors, etc anything you might need, and happy to help you out however I ca
When and where do they the Surf City meetup?
It was actually last night, it is the 2nd Tuesday of the month at The Salty Turtle in Surf City!

I'm also a Social Media noob. I understand that consistently posting is very important, so my number 1 priority is building out a pipeline of posts/stories that are ready to publish. This way, as long as I have 10 or so posts in the pipeline, I don't have to rush to prepare a new post on a day where I'm not feeling up to it.
To help with this, I'm using Meta Business Manager (totally free). This lets you post to Instagram and Facebook on a schedule.
I hope this helps!
I find myself getting "writer's block" if you could call it that after pumping out a bunch of content. I know most people would probably say something like ask ChatGPT which is great, but do you have any tips for how you brainstorm content ideas? Right now I just write things down as they come to me in my notes.
I'm still working on filling my pipeline; however, I'm just focused on documenting what I'm doing. So for example, we are closing on our next house hack and doing some renovations on the current house hack. So I'm just taking pictures and videos of those processes and planning posts around those!
That's awesome. I always try to share what I am doing with my renovations and personally in real estate as well. Even if it's not real estate related I've been trying to share more of my life also so people get a feel for who I am!

Hey Amani!
Let's connect if you ever get up to NC. I am in Wilmington, a beach town about an hour north of the SC border. NC definitely has some great markets across the state for future reference. I am an agent as well and will occasionaly wholesale when it makes sense.
Best of luck!

A couple of things:
1. Find out what value you'd want to bring to your audience. Sometimes it can be to show your properties, how you're service impacts your clients or educational value,...etc.
2. Once you find that out, tailor your content to that.
3. Create a posting schedule. Our team usually finds average times when there's most traffic depending on the platform from articles like Hubspot. A misconception is that you have to post everyday. You don't. Find times that work for you. I'd recommend 3-4 times a week.
4. A huge game changer was actually commenting and interacting to other social accounts in your space. We use the dollar eighty strategy which is leaving your two cents (aka comment) on nine posts in 10 different hashtags daily. It's social media. You gotta be social on there!
5. IG changes its algorithm constantly so we've found that following certain IG influencers through YouTube provides tips on what're the best things to create reach. Reels are really big right now for reach!
6. Sometimes it takes a while to create a huge presence so document that data every month so you can see the small wins. You can also see what resonates with your audience and what doesn't.
Hope this helps. Best of luck to you!
Hey Dave,
Thanks for your insight, that was massively helpful! I have never heard of the "dollar eighty" strategy you mentioned so I need to start doing that. Thanks so much for sharing that valuable tip!

I may be a newbie with Real Estate but I’m a genius when it comes to marketing. I can certainly help you out there! However, I would need to know who your niche audience is, your overall objectives as well as your pain points. It also wouldn’t hurt to know what your USP is.
Are you familiar with semrush?
PS. I’m from VT. Hello neighbors. 🌳🏡
I am pretty sure that's what our team uses!
I lived in Burlington VT for a while also!

Expireds and FSBO's are always good! Every time I get consistent with calling, it pays off.
Agreed! I think most will dabble here and there whenever it's convenient to make the calls. I've always seen results when I call daily.
