There have been programs for agents (Ylopo) that use an AI "assistant" to have complete conversations with new PPC leads to qualify them and determine what they are looking to do. This was about 1 1/2 years ago that I was using it, and it was almost indistinguishable from a conversation with a real person. Pretty cool if you ask me!

I see you are also an agent. If you are looking for buyers / sellers the best free thing you can do is post daily on your social media. Joining local Facebook groups and answering questions, and reaching out to people on there is in my opinion the best way to get leads for free. If you have a consistent marketing budget, Google PPC is the way to go.

I have been using Propstream for the past month or so. I think they all have their weaknesses, and none are going to be 100% accurate. If you call enough some are bound to work though, volume is important!

@Logan M. Talking with the seller more and asking the right questions, it is not a time constraint anymore. He just doesn't want to have to fix anything for a lender accept it and wants his asking price in full.
No septic tank at all?! Where has the wastewater been going?
Aside from that, I don't think the other two would be a deal breaker for conventional funding.

Hey @Derek Simkins , what about the property is making it uninhabitable? I have had some people purchase owner occupied properties using conventional loans that I thought there was no way it would work. One of them literally didn't have running water. I am on the the eastern side of NC, but I have two local lenders for you to try at least.. shoot me a message!

Aside from the fact of possibly purchasing a duplex, your primary residence will be most people's largest asset. In my eyes the earlier you can own something to start building equity the better. Buying it as your primary also likely enables you to put low money (3-5%) down, continue to live in it for another year and save up to purchase a duplex in 1 year, and then you'll have 3 doors.

Use a couple more coats of the stain blocking Kilz and it shouldn't come back, just let it dry in between coats!

I always caulk prior to painting to prevent exactly what you see there... maybe there was a new guy on the job. Either way, if it bugs you, not too big of a job to be redone. Personally, it would drive my OCD nuts.

That is the lender's info above, he is great and many people I know have also successfully closed with him!
