Dean Letfus - this is so true. We have personally lived this cycle, watching what was a pretty high end neighborhood age in place. Now we're just trying to get out before it declines further. We would never buy to hold in that kind of suburb as the rents cannot match the house values and cash flow appropriately. We should have moved when the high end local jewelers left and a thrift shop moved in. There was our sign...

So far so good in the city proper... big touchdown in Edmond, two huge ones on the ground right now looking at Shawnee, It's gonna be a wild night.

Area around Wichita KS took a hit, hope the storm system doesn't get to Springfield.

In the middle of my buying my first property with seller financing, 15 year amortization, 10% down, 5% interest. One year then I will go conventional. Getting a Warranty Deed as Bill Gulley referenced above, not playing patty cake with ownership.

Using a real estate attorney for contract/mortgage, title company for docs and closing.
