Hey @Justin Silverio. Thanks for the reply! I use Excel now for lead lists and mailers, but I'm not doing a very good job of tracking ROI on each mail campaign. I need to do a better job of tracking which lead lists are converting and which mail pieces are getting better responses.

I also am having a hard time keeping track of everything and managing my leads / potential deals. The CRM would be more for keeping notes on conversations with sellers and setting reminders for follow and that sort of thing. I need something where I can look back at my last conversation with a seller when they come back around a couple or a few months later.

I have used Podio a small amount in the past but got frustrated with it and went looking for an alternative. I really wanted an "all in one" type tool so I didn't have things scattered across multiple programs, which is how I ended up with Realeflow. That is what I am currently using but I am not super happy with it. Especially the direct mail part of it. It is rather limited and doesn't allow me to do everything I would like to do.

Has anyone else had any experience with Realeflow that could give some pointers and/or insight?

Hey @Elizabeth Wilson. Thanks for the reply. We have access to TLO so we can find owner names, addresses, phone numbers and email addresses. We use this data to mail them, call them and email them. I am looking for a solution to manage all this data and keep track of everything without too many moving parts to keep up with.

We do direct mail to driving for dollars lists and a couple of others. Ideally, the system would automatically pull public info on the subject property addresses I enter from our D4D lists. If not then I need to be able to export that to excel for uploading to direct mail service providers and to email service for emailing the leads and putting on drip campaign.

I also need to be able to track the results of the direct mail campaigns and keep notes on conversations with sellers, set reminders for follow up calls, etc.

I guess what I need is a CRM that can do all of this in one.

Thanks for the reply @Richard Allen. I've used Podio a small amount, but find it to be cumbersome. I know it has a learning curve associated with it. Do you know of any apps or packs that are a good start?

I am revamping our systems and looking for some advice. We have access to TLO so we can find owner names, addresses, phone numbers and email addresses. We use this data to mail them, call them and email them. I am looking for a solution to manage this data.

What is everyone using for lead management and direct mail tracking?

Do you use Excel for direct mail lists and a CRM such as Podio or Zoho, or do you subscribe to a provider like Freedomsoft or Investorfuse?

I agree with @Lloyd Lind. Im also a local realtor and investor. I know the property as well. I viewed it and ran my numbers on it and walked away from it. Too much competition on it and it will go for well over asking price. Our market is absolutely saturated with investors and we have many rookies overbidding and overpaying for properties, ESPECIALLY the REOs. If it's on the MLS in our market it's not a good deal...

Hi @Tami DuBose. I have spoken to her before, but don't recall what she does exactly. Is she a wholesaler or a flipper?
