Keisha Orr I have been investing in Memphis for the last couple of years and it is tricky. I would look up Derrick Craig. He specializes in lower income areas and is a great property manager. Also, you should look up a guy named Al Williamson. He's out of Sacramento but his focus is on inner city investing. He's written a few great books on the subject and he has actively helped transform communities.

Sounds like a tough one but I believe you did the right thing. CAP-X can be a killer if you don't have the funds.

I'm going to write you off-line just to elaborate a bit on how you might approach this.  I know your thoughts in wanting to own the property outright and that can make sense if you you 1) have the liquidity and 2) are pulling in the cash flow you ultimately want to receive.  However, I say you invest only $100,000 and keep the rest as back up and for liquidity.  If, for example, you bought an apartment for $500,000, used $100K for the down and carried a mortgage, you could come a lot closer to your cash flow goal.

Thanks for the nice comments and for listening to the podcast!  I'm also pretty active on BP!  It's my favorite resource on the internet.

Also, congratulations on the move into real estate investing!  I think you will find it to be a great way to generate cash flow in retirement.  However, please be cautious too.  I made a lot of mistakes and I would be happy to share my experiences with you to help you from repeating my follies.
