Post: Need Feedback on Atlanta Get Ready Costs

Hi. I have a 3/2.5 bedroom 2-story SFR house in Forest Park (Atlanta), GA and need it turned around to get ready for new tenants. The past tenants left it pretty good with expected wear & tear (replace a facucet a few blinds - minor stuff). My PM quoted me $4,311 for get ready, which includes new renter-grade carpet/pads, interior painting, deep cleaning. The carpet is being done by an outside company for $1,552 (included in the 4,311 but the rest is being done by the PM staff maintenance people. Does this sound a little exorbitant? I'd love your feedback and/or recommendations.

I'm ready to hop on a plane out of LAX if need be to save a few thousand.

Would love feedback, especially from investors in the Atlanta area.

Thanks.

bill

@Aaron Cullen Thanks!  Good info, although in Indy I am I looking for a commercial loan re-fi for the 22-unit.  Do you think either of these would work for that?

@Derrick Powell thanks for your reply.  For how many units?  Were you happy with the rate?

I'm shopping insurance companies for Indiana 22-unit apartment and for smaller properties (SFRs & duplexes) in Memphis and Atlanta.  It would be great to have one company that could insure all the properties at a "volume discount," if not, just good, reasonable companies in each state is OK, too.

Can anyone advise me or provide good referrals?  Thanks.

@Neil Metzger Thanks for the reply.  I actually did the re-fis with Lima.  The rate is very high.  Maybe I can check with B2R.

Thanks.

I am interested in finding a bank/mortgage company/etc that can help me refinance 3 loans I opened in March at high interest rates.  One is a commercial (apartment) loan and the other two residential loans (2 SFRs/one duplex).  My goal is to reduce monthly payments and hopefully get better interest rates.  Where should I start?  Thanks.
