I think @Michael Evans has good advice.  BP has great resources to help you access what strategy would work best for you.

Once you determine your strategy (wholesaling, flipping, buy 'n hold, etc.)  it will be easier to help you.  I buy multifamily properties out-of-state.  If that seems like an area of interest, I would be happy to meet you for a cup of coffee.  I live in Mission Viejo.

I know I take a chance sharing my list.  As soon as I research and write it, it becomes outdated!  I'm sure there are other areas that are hot for some folks that are not listed.  But I love the dialogue.  It will spark more research!

Welcome to BP!  I too started investing later in life.  I started with SFRs and duplexes but started to see the economies of scales with the duplexes and now am focused primarily on apartments.

How is the duplex doing?  Are you happy with the return?  Do you self-manage?  Are you looking to buy more properties in your area?

I am also an investor from California (Mission Viejo) but invest primarily out-of-state.  I started with SFRs and duplexes and am now moving into multifamily properties.  I haven't done any fix n flipping but am managing 28 units.
