If you want the house, and its a bidding war, sometimes you just have to pay up. That’s the way the market is these days.

The standard inspection should cover electrical as well. If something looks put of place, I’m sure the inspector will advise to have an electrical contractor review further.  Sewer inspection is a good investment as that can become costly if you have to do sewer repair work. Good luck.

This may be a tough case, and costly. The initial inspector did call it out, as you have said. And the repairs may have been sufficient at the time, You need to find out what the damage has continued to occur. Is the their an issue with the soil under the home? How about the company that did the structural repairs? Why not go after them as well for inferior workmanship. Apparently they didn’t do their job. Two years down the road, a lot can change in a property. I think you have a tough road ahead.

Unless you have experience walking through the home and can properly evaluate the systems of the house, I would recommend that you get a professional home inspection. They can see what others may not be looking for. For new investors, or OOA investors, this is your safe guard that you are not buying a disaster house. It’s a small price to pay for peace of mind.

I would also consider adding 50% to your estimate. As others have said, once repairs have started you can certainly count on finding more issues, especially water damage issue. I think the vinyl siding and mold recitation estimates are low. Don’t get emotional about this property. If it doesn’t fit, move on.

The water issues will be your main concern, and along with that, potential mold issues behind walls that you cannot see. Based on the pics, there already is a mold issue. Finding and fixing the source of water leaks can be costly. The electrical issues should also be addressed, and that can open up a hornets nest of costs as well. Likes others have said, if you have the financial resources to do the renovations, and if the numbers make sense then perhaps you can negotiate a better price or repair credit.
