You should find out if other homes on the block experienced flooding as well. A flash flood is certainly something you cannot control.

@Larry Turowski@Chris Mason thanks for feedback. Yes they seem to be legit since been in biz for a long time. I guess it's been a while since doing a loan that I forgot that they want the appraisal fees up front. I did read. A review or two online about horror stories with them but it was most likely their own issues. Thanks for feedback

I got a great quote for a cash out refi for a four unit building from Rochester Home Equity in Rochester NY. Any one have any experience working with them. I'm concerned about the up front non refundable fees they are asking, for appraisal and other fees. I'm concerned they may come back with a much higher fee and I will be out what I paid up front.

Hi Robert, If you go online and search for Home Inspection training/school or licensing class I am sure you find a bunch. I know in New York there are a few colleges that offer theses classes. Each state may have different licensing requirements so you need to start with that.

Knob and tube should be the first to be replaced. That is a major safety hazard. Replacing the boxes is not sufficient. On the aspect of who pays, thats leverage for a lower price. I cant imagine any seller taking on the cost to rewire the house.

As said above, living in the NYC area, it is almost impossible to get started investing in this area without more capital or partners. That said, I also would look out of state in more reasonable area where you can purchase buy and hold properties. NYC is not conducive for that. Good luck.

Hi Monique,
The issue with the main beam would certainly be my concern here. If there is visual damaged observed, then you definitely need to have that further looked at as that could be a significant structural issue now, or in the future. I would suggest having a contractor evaluate that area as well.
