I do agree with your statement, this credit card will come due at some point and probably not soon, but when it does it’s going to make 1929 look like a warm up!

@Caleb L. You do make a lot of sense, however, you have to understand the people on the fed are ALOT smarter than us here on this board and they know what they are doing.

I’ve acquired at least 1 new property every year since 09 and 2018 was the first year I did not buy ANYTHING. I don’t see an acquisition in 19 either. Keep your powder dry!

I keep seeing their fb ad for their financial freedom courses popping up in my fb feed. It’s taking a lot of restraint not to post “so how many houses in Indy do I need to buy to achieve financial freedom”

One thing you are failing to account for is the HUGE amount of money in the Bay Area chasing assets like real estate. It’s only going to increase when the lockup period expires for all these recent ipos that just hit.

You can get a commercial loan but you will have to be a co-signer on the loan. So if YOU can afford the payments you can get the building.

You can get a uv light very cheap and install yourself, it would clean the unit of anything that’s alive (mold, bacteria, etc). That’s about $200, try that and see if it works. Likely it’s a dampness smell which is a common complaint and this should cure this.

I have some terrible roe in some of my places but I just consider it $ in the bank as they are safe A class properties in the Bay Area. Some commercial on the freeway with signage rights, plexes near desirable downtown cores, etc... Could I 1031 into better cash flowing areas in Cleveland or Indianapolis sure but that would be going from the penthouse to the outhouse and my money wouldn’t be nearly as safe. So, you need to consider the quality of the asset in your calculations as well as the cap rate.
