I remember your post about the dog. Good thing you got rid of that dog, can you imagine what that dog would do to the criminal that jumped the fence or came bursting into the home!? You might have saved yourself quite the lawsuit with that move.

I just installed a 2 zone mini split in the Bay Area for $2500. They are great and tenants love them too because they are VERY efficient.

My wife was in the insurance industry for years and she always included new foundations in the reconstruction cost of a loss. She said the heat from the fires usually affected the structural integrity of the foundation.

According to my accountant frank is correct, I just did a decent size project and my accountant said no need to collect 1099 as I’m not in the real estate business.

Can you live at home with your parents while you get the degree? If so, go to community college then transfer to the university. I’m an entrepreneur and I don’t use my degree, that said, I learned a lot of useful skills in college that transfer to real life today. It’s also extremely difficult to go to school later in life when you have bills etc...

Cane corso is like a pit bull on steroids in stature and attitude! Your husband is lucky to be alive, that is a fighting dog. I was living in the Bay when the 2 killed the lady and the owners got the piss sued out of them. Getting that dog out of there should be your #1 priority right now.

@Noah Zelko please tell me how your parents raised you so I can emulate with my little munchkins! Congratulations on such accomplishments at your age, you will be a filthy rich man at some point if you continue at this pace. As for your loan, you certainly need to sit down with the credit union you have a relationship with before anything else.
