If you have documentation stating 3 bed & that is what is recorded with the County, that is what you must state. Otherwise you would be misrepresenting the property and could be held liable. Just take good photos and make sure the listing verbiage outlines the “guest rooms/offices”. Sounds like a great opportunity for multiple offers, pending you can get people to walkthrough.

Common in Seattle, at this time. Make sure you have a good Broker who understands each contingency you are waving. There are specific forms you need to ensure are in place. With your lender, have them fully underwrite your file.

As you have, I would consider conventional first. HomeStreet is a great local lender, Theresa Sundance is a good resource. Finding something that will rent or break even can be tough in Anacortes, Mount Vernon or Sedro-Woolley will give you more options.
