I stop showing the property after an applicant qualifies and i have received the security deposit.  My rental application has a disclaimer on it indicating the property remains on the market until such time.

There are 2 meeting rooms at that location, so there "could" be another real estate investment meeting happening at near the same time at the same location, but that seems like quite the coincidence.  The meeting starts at 730 pm, but folks do show up early to network and grab a bite to eat.

There are a couple of active REI groups that meet regularlty in the area. The Investors Network of NEPA meets monthly on the 2nd Wednesday of the month at Perkins in Pittston. There is a meeting this week at 730. It is free charge as long as the group spends 100.00, so its good to have a meal, snack, or cup of coffee.

Closed in under 10 business days.  It was for a buy and hold.  No issues at all.  They did a 10K construction hold back (which I will be asking for by the end of next week).  First payment was bank drafted out of my account on the exact date they said it would be.  Could not be happier with this lender.

I've bought 3 properates with pools.  The first thing I've done, before fixing anything in the actual house, is remove the pool.  There is absolutely no upside to having it.

I am/was a software developer that provided ACE (Address Correction and Encoding) and CASS certifications to existing customer lists.  The corrected addresses were over 99% accurate, as the data used to correct and certify addresses was provided by the USPS through a 3rd party vendor.  I do not know who would provide these services outside of the USPS and/or some of their partners, but I'm sure there must be many out there as we were a small fish in a big pond.  When you are looking to purchase a list, you can inquire if it's CASS certified.  You will probably pay more for this list, as the provider would have more time and expense into the list to provide the added accuracy.

A few years back I bought a commercial foreclosure from a bank.  There were structural and roofing issues that were discovered during inspection.  The structural issues were severe enough that the building could not be insured.  since the issues needed to be  addressed in any sale (whether it be to me or someone else),  The bank paid to fix the structural issue prior to closing, which enabled the building to be insured.   I was then able to negotiate the price down to have bank cover 75% of a new roof.
