@Dan Harville everywhere in America its 7- 10% . The PM fee  up or down 1- 3% is irrelevant for a 12k or so per year rental  , good luck

@Lesley Ray Its all about the the team around you and protecting you from contractors that will rip you off, and PM co's overcharging you and not placing tenants.  You sent me a PM last week, stick with what we spoke about  as he  and I have worked together for about 5 years and simply  have a fantastic team in place ( client first mentality ) doing more then 150 deals together ,( I have done more then 400 ) you will be just fine. All the best . 

PS click on my Youtube tab on my site you will see our 1st Tour this year back in April with about 50 investors from Ca, ,( we do this 2, times per year.  Our next one is in Oct, expecting another 50 or so .

@Dan H. how is my thinking short term???? Hold props for 5, 10, 15 years, earn on avg, 12- 15% ( my personals are over 25%  some 40% NETS, ) Also get the benefit of appreciation and tax benefits. Neither is better or worse its all about each ones appetite, however there is no better way to build wealth then real estate.  Thank goodness for me my 100s of clients  ( dozens from CA, )  like the invest in RE, , All the best,

@Dan H.  11 -15% net cap per year with 20% Equity in an appreciating market seems to be much better then rolling the dice. When the Stock Market corrects, as it will , say 20% , and your 100k is now 80k, that hurts, vs 100k value goes to 80k, so what, you are still collecting the  11- 15% per year, , and there are far more tax advantages with RE vs the SM , good luck to all,

@Jordan Petty I am not sure who is mentoring you but you need to RUN away ! Why would you buy a property that loses money each month, makes no sense to me, ( unless you know for sure it is going to appreciate significantly)   Look for another market where you can earn, 10, 15, % per year or more  vs losing money.  Good luck

 I have a buddy here in LI doing about 10- 15 per year the last 5 years, avg about 1 mill per year profit. Its all about knowing how and where to get deals,, All the  best to everyone.

@Matt Shields  not at all. I’ve done 100s and 100s .  I’m now averaging about seven per month with four this week alone. It’s all about connections, how you get your deals, having the right client base and providing excellent service.   I should add however I’m flipping properties to other investors for rentals.  But could flip to end users as well , which we are starting to do this year as we can get about 20% more, . Good luck to all.   PS rentals are the way to go, who cares if the market goes up or down 10- 20% , still collecting the rent each month.
