@Andrew A. smart move, Cleveland is a very cool place, a lot of energy,  and growing it seems weekly , winter not so great. The returns in Cleveland are far greater then Ca,,,,,,   all the best and good luck  BTW, stick with GH, MH, CH, Euclid, S Euclid, Lee Harvard, and West side, around W 83rd, - 105, and of course anything you can get near Edwater ,,,,

@Neal Collins have you been to Cleveland in the last 3- 5 years ? Booming and very cool . Young with a lot of energy. Cost of living is extremely inexpensive, but I am from LI so anywhere else is less expensive , lol

@Sean Trily Cleveland is the Best overall rental market in America, 2 years in a row ranked by Forbes, Really the last 10 years, but they were not paying attention. I have dozens of clients from the west coast  selling them about 150 properties. ( about 400 overall ) . With Amazon taking the old Euclid mall, about 800k sq ft, and now building a 1 million sq ft facility 20 min away in the heart of everything , seem as though pricing is going even higher. My clients have an avg PP of 60k, with net cap rates from 11- 15% , includes all rehab, passing inspections, local and state , warranty , and  rent assurance,. I am here to help.

@Jay Hinrichs all my clients are from Ca, Israel, NJ, DC, FL, and even had one from  Hong Kong , many have never been to Cleveland let along been in the house .  Its all about the team protecting you and having a " client first " mentality. 70% of my biz comes from referrals, We simply do the right thing, ALWAYS. .

@Jay Hinrichs POS is a pain for US  (but we have done 100s and 100s, so ... )  not the clients, we do everything. Start to finish is always about 4- 6  weeks, so not to bad .  Also the POS are going away, three cities now only have exterior, the remaining two will follow soon they will all be gone. Also OOS clients like the fact that there are two non biased inspections ( City and then the state, as we do 80% govt tenants,)  looking over their property and they can see what must be done, so gives them that warm and fuzzy feeling  .

  Wow, 180 to 3 mill, just nuts!! My mom was happy when she paid 45k in 65, and sold 20 years ago for 250k, LOL,,,, since tho it did sell for 750,,,,  Your situation was a game/ life changer. Now you get to play on BP all day LOL,  All the best to you .
