@David Church where is the profit ? Do no do this deal, much to tight, all in 1 mill, with all costs, and broker to sell, so 1 mill is actually BEST case, sell for you hope 1.1  then pay taxes, not worth it , , David do not do this deal,,,,,,

@Jeremy Tallman I prefer non occupied UNLESS sec  8 or other govt program, OR if the landlord can provide proof of payments, and I get to meet the tenant. But most of the time, I would prefer to put my own tenant in.  All the best,

@Anita Muhammad not sure what CLUELESS book you are reading, but short answer to your question, YES. buy, refi buy more , do again and again. .Rentals provide freedom. good luck

@Tobey Porter  3 day notice on the 5th, file on the 15th, gone in about 45 days, attorney about $350. Now once in a while you get a tenant that knows how to play the game, another words a professional squatter ( LOSER )  So could take a little longer. But 99% are gone in about 45 days,  Good luck

@Tom Ott what advice or support would you like..???? Its paint!  Never pay for pro, too funny. BP is simply the BEST OF THE BEST networking site on the planet!! ONLY pros and people that actually DO deals and want to buy more properties vs just talking and kicking tires. Again your complaining that the paint did not match, what are we supposed to tell you??     Hey here is an idea, try another store,,  good luck

@Danny Gallagher cash is king when buying. It will be very difficult to get a great deal with a mortgage . Sellers want fast closings, vs 30 6- 90 days. All my deals have been cash, and all my buyers are cash, SF MF, , I will you luck
