@Jason D. it all depends on your market. In the Cleveland markets, 1- 2k is norm, ( I do not put any down, just close in a couple days )  as PP are only 40- 80kish,, but 1 dollar I agree. all the best,

@Kena B. my suggestion find a deal (s) everything else will take care of itself.  Title co thats easy, " Find a deal, the money will find you "  Also why do you need an attorney its OH ?   I do not know anyone that uses one, well I do all my business in the Cleveland markets.  Good luck ,  BTW, when you have a deal and are ready, feel free to reach out. I have used the same title co for about 10 years, more then 450 transactions,  there all the same,

@Elizabeth Goff I have about 20 guys that work for me, all trades. IF you need help I can ... call me anytime. DO NOT just look online and hire anyone you WILL get crushed , not speculating .   You will deal with me/ my assistant  direct, not 2, 3 4 different  contractors . . BTW, I have dozens and dozens of clients from CA, .

  @Caleb Heimsoth well when a seller , like me gets an cash offer  to close  " as is "  in a couple days vs a mortgage that could take 30- 60 days,  everyone takes the cash offer right ? Also when trying to get the best price cash is king. I have done 100s and 100s and 100s of transactions with all being cash buyers, MF SF.  All the best .

Best rental market in America,  but you only have 40k to play with, not enough. IF you can find someone to sell to you with a mortgage  ( I  only deal with cash buyers, ), you may get lucky.  Good luck

@Adam Noble how are you going to buy a 4 plex for 40k, not going to happen unless in the hood and needs work,,,,  Whos doing your repairs, and placing tenants ?  What is the address and PP, ?
