@Jay Hinrichs yes SF area is CRAZY. One of my clients paid 300k for his property I believe he said 20 years ago, now value over 2 mill. I have been getting calls and clients from that area over the past 2 months, they like the returns we can show them in the  Cleveland markets..  Well said Jay, as usual :)  all the best,

@Brian Washburn of course replace it, or put down laminate  Vinyl,  hey charge them 50 bux a month more, they are not going care about 50 bux.  Good luck,

@Steve S. they are here, just need to offer the right product/ service  and they will find you . In my 3 months or so utilizing BP, I have flipped about 1 mill  in properties, ( on top of my other clients not from BP, )  I am finding BP to be the best networking for real " players" .

I have a saying, find/ offer a good deal and the money will find you . 

Most other sites  you can lucky but overall just tire kickers. 

Hats off to the founders / marketers on BP.

@Wei Mai Cleveland is the Best overall rental market in America, 2 years in a row ranked by Forbes, Really the last 10 years, but they were not paying attention.  With Amazon taking the old Euclid mall, about 800k sq ft, and now building a 1 million sq ft facility 20 min away in the heart of everything , seem as though pricing is going even higher.  I am not aware of any other city in america that has gone through a more positive change than Cleveland. All the best

@Ana Barcellos Cleveland as ranked by Forbes, ( last two years, )  really the last 10 years but nobody was paying attention. We used to provide properties for our clients for  about 35- 40k with 25% net caps, now avg PP 63k, with 11- 15% net caps, Rent are in the 2% rule, some higher .

I am not aware of any other city in america that has gone through a more positive transformation then Cleveland, simply booming.   Good luck ,
