This has probably been said already. I think it comes down to the house you are in and the clientele you will be catering to. The types of houses we have been flipping recently have been in a price point that the inserts will not be a deterrent. Same with the ones I will look to BRRRR this year. I believe they are also much cheaper to install since labor is less and materials are comparable.

I will say that on a higher end flip or a higher end hold, tile is way more of a show stopper and at the end of the day, kitchens and baths are top selling points. 

It comes down to being an expert in your market and knowing your target audience. both have pros and cons. I'm going to lean more on the side of the inserts for the hold game. Flip game, probably tile.

Dude, so proud of this thread. Go for it!! I can't say anything that hasn't already been said or will be said soon, so here's my two cents.

1.) You are in a great position, regardless of whether or not you go to school, to start getting experience and offer sweat to potential mentors. I serve part-time at a church and if some of the younger guys there came to me and said teach me, my first thing would be to come sweat with me in a flip house. These hours learning how to use sweat equity could potentially be invaluable on your first few deals because thats straight labor cost you are saving if you know how to do some of those things. Don't be afraid to get in and get your hands dirty. 

2.) Another option would be to intern with a property management company once you turn 18. Get paid to learn the ins and outs of property management and probably learn some great trade skills along the way.

3.) 99% of the people here got to where they are due in large part to a compilation of the support of mentors, peers, and partners. We are all building on what someone else took the time to invest in our lives and therefore recognize how important it is to share that with others. You shouldn't have any issues finding a mentor simply because you are young, hungry, and learning based. Stay hungry. Stay learning based. And you won't have to look far for some guidance.

I meet with a lot of people who are interested in investing with me or that ask me to help them find something, but they have no idea what they are looking for, no idea what they are willing to spend, no idea what scope of work they can contribute to the deal or what their level of involvement will be, and no past experience. The more information we can provide to agents, the easier our lives become. Its more of a win for everyone

I'm also going to agree with some of the posts about interviewing agents. You hear it on the podcast all the time...

"I can't find a deal"

- how many properties have you viewed, comped, and made offers on?

"None"

- That's the problem

"I can't find a good agent for investments.

 - How many have you interviewed, asked about their investor clients, and met with to discuss EXACTLY what you're looking for.

The last piece of advice I'll give is to get crystal clear on what you are wanting to invest in. A good investment is relative to who is buying it.

The more clarity you provide, the more likely you will be to get a prompt response whenever a deal like you are looking for comes available. Take the guesswork out of the equation. Make it easy and someone will be more likely to want to work with you.

I did a live in flip when I got married, and then did a few more in Lubbock with my father in law before moving to McAllen. Now I partner with my brother and we are both licensed agents. Deals have been a little harder to find the last couple years but I have 1 under construction now and 2 in contract for purchase.

@Jake F. If I use a title company, I was doing business with Encore title on north 10th, but the closer I was using moved to Capital title on north 10th. I have dealt with Capital as well before. I have 1 flip with them right now and will be using them in the future. My attorney office is JGKL LLP in Weslaco. Ask for Beatrice Velasquez and tell them I sent you. They are unbelievable. Greatest customer service experience I have ever had with an attorney. Beatrice is an assistant and literally handles everything, always returns calls, and is a bulldog on getting paperwork done ASAP.
