@Derek Carroll Gave you fantastic advice. There are a lot of ways to find deals and they all work if you have the right systems in place. With direct mail you're going to get a lot of incoming calls, do you have the ability to answer those calls yourself or will you need someone to do it for you? Do you have a CRM setup to manage those incoming leads? What does your follow-up process look like? Those are just a few of the important questions to ask yourself before sending out mail. Good luck!

@Kyle Smoke Yes, DM can be very successful if you stay consistent. Formulate a plan and stick to it, too many people start a campaign and never finish it or never follow-up with subsequent mailings. I'd be happy to chat with you and offer more advice if you'd like.

@Josh Barto REAL wholesale deals are hard to find, and you'll likely have to send a few thousand pieces to find a single deal. You could theoretically sign several contracts after sending out 1,000 letters/postcards but you'll likely cancel each contract unless you get lucky and do find a deal. Whether you're sending DM to wholesale or to acquire deals for yourself, you still need to find good deals and those aren't easy.
I wouldn't recommend wholesaling if you just want a side hustle, it's a lot more difficult than most people think.

I would strongly encourage you to find another way to source deals if you're limited on cash. Direct mail works but it does take time and money. I turn away business for our direct mail company when someone tells me they are low on cash because I know they aren't going to be successful.
I'd suggest starting out by driving for dollars. It's cheap and a great way to learn different parts of your town that you probably have never been. I've found some very very good deals from D4D over the years.

I 100% agree with @John Warren. One of the big reasons why you're getting a great deal is probably because the owner doesn't want to deal with evicting his buddies. You could always approach them now and offer cash for keys after closing or some other type of solution. We do cash for keys a lot with tenants and when you explain the option of getting $ or having an eviction on their record and getting nothing, they usually take the $.

@Matthew Foreman If you have the ability to take the calls, it makes a lot of sense for any investor to do their own marketing. Good wholesalers are lead generators and closers, so you pay a fee for their services. If you feel like you'll be good at that, it makes sense to do your own marketing to save yourself $10k+ on each deal.
Driving for dollars is a very good lead source and I highly recommend it. Get a good CRM to keep track of your leads and take a picture of each property. I also recommend going on trash days so it's easier to tell which ones are vacant and which ones are just trashy home owners.
