Happy to connect. I used to live in Davis and now have moved to the Tahoe / Reno Area.  There are some great investments in northern Nevada. Landlord friendly, low taxes, and major tech and manufacturing job growth coming down the pipeline.  Worth a look.

A house hack could be an option of you buy a property large enough to have a second unit, studio, 1 bedroom on the property.  Most families don't really want to rent out a room in their house. When looking for a primary residence look at the rents in the area an determine of you could rent it out if/when you decide to move then you have a rental property and a primary residence.  Every property is an investment.

AirBnb STRs are all about experiences for your guests. What are the most popular features of other rentals in the area and do you have something that can out-compete them to get the booking? Reducing vacancies will be very important in a competitive market. There are 800 Airbnb active accounts where I am in Tahoe, NV. Some are booked all the time and others not so much. The properties that are consistently booked have game rooms, entertainment decks, views, and hot tubs. What is important to people visiting Coachella? Seems like a pool would be important, Are you able to find a house with a pool already installed and then make improvements to the pool and be able to add a kid's playroom or outdoor entertainment area? Also, check with the property managers and ask if you can interview 2-3 current clients of theirs. AirDNA can help and do research on airbnb on top properties to see what properties amenities they have an if they are booked for the popular times already.

We find the top properties through total market analysis, calculate the ROI and cashflow metrics. We then help our investors with all the resources, from lenders, inspections, contractors, property management, lawyers, and CPAs. I make sure I'm adding value to my clients journey. Interview a lot of agents and ask questions about investments. Don't be afraid to break up with them if they are not meeting your needs. It might depend on if your PM company does all the management. AirBNB will only connect you with guests.  You'll have to do the math on the fees and weigh your time vs what the PM charges. Turnover can be very time consuming.

I agree with Ko in that finding off market deals does take a lot of work. Time is a resource like money. There are a lot of on-market deals that can be great buys. On market properties are already motivated sellers and you have an advantage of a starting price to work from. We are always analyzing the market of on-market properties in the Tahoe Reno, NV area for our clients. Then we send a curated list to clients based on their buy box. Its saves time for our investors because we've done the hunting and the analysis. It depends on your overall goals and if you have the time and money to put into finding off market deals and knowing they will pay off it's a good use of time. There is more to good deals than the price of the property. The location and circumstances of the seller can also make huge impacts on your bottom line.

Nevada in general is a good place to invest. Take a look at Reno, it's is a solid area for rentals because of the limited new construction, tech and manufacturing jobs moving to the area (Tesla, Apple, Switch etc.) along with the lithium loop of mining and recycling to manufacturing batteries and vehicles.  Nevada is also a landlord friendly state with low property taxes. Many Californian like the proximity to be able to check out and maintain properties. Because of the limited construction the rents and median home price continues to climb. We find deals and analyze them everyday for investors and I'm happy to share knowledge of the area. While it is more expensive than the Midwest there are all the signs of strong appreciation.

I'm in Nevada and I have family in Temecula, CA and they are thinking of moving to Nevada. If you're thinking about investing out of state Nevada is closer to CA and we work with lots of investors from CA. Nevada is landlord friendly, low property taxes, and strong job and population growth. I'm happy to connect and be a resource.

I'm in Lake Tahoe Nevada and this has become an issue with many larger and smaller condo complexes because of the multiple insurance claims from snow damage last year the insurance companies were dropping policies or charging crazy prices. You'll want to consult a lawyer and pay to rewrite the HOA CC&R rules and an insurance agent to make sure you are covered. Depending on the size of your complex you'll likely need the HOA board approval to do this.
