There are still cash flow opportunities it's the entry capital that has changed. Buy all cash and it cash flows right?  There seems to be this fantasy on BP that has been peddled that if you you buy cash flowing properties with 5% down you can retire in 2 years from your W2 job.  Since interest rates went up if a deal can break even or even cash flow $100 per month in an equity market that can be a good strategy right now for a 5-10 year exit.  If rates go down refinance. In the Reno, NV market we are selling new builds to investors because the builders are offering lower interest rates and properties are cash flowing and they have already gained 30k in equity. That's a lot of in 2 months.  It depends on your goals and strategy but there are still deals for those that want to build wealth through equity and have a lower cash flow expectation.

I'm in the Reno, NV market and there are difficulties using DSCR loans because of the low rents from legacy landlords. Most of the deals on multifamily and single family DSCR loans are requiring 50% down. I have some local Nevada DSCR lenders that I can refer you to. They have the knowledge to guide you on different options you have in the state.

Know why you want to invest will help guide where to invest and how much time and capital you want to put in to reaching your goals. As other commenters have stated CA can be a good market and there are still people who want to live in CA. It's a challenging market for various reasons.  I'm working the Reno Tahoe Nevada Market because of the proximity to CA, landlord friendly, low property taxes and no state income tax.  The amount of capital needed to invest to cash flow is lower than CA and there are still plenty of deals that will be great for appreciation.

Welcome to BP! Those are all great books! I have some family in Fairfield I'm originally from Davis now living in Tahoe. If you're thinking about out of state investing Reno, NV area is a great market and close to CA and all the tax benefits, landlord friendly, and low property taxes. The Lake Tahoe area is popular for STR and is highly competitive yet some people do make it work. Happy to link and share knowledge.

We always put a walkthrough contingency on multifamily that our client have under contract.  This will identify major issues with the property and give you an idea of any large capital expenditures needed and maybe give you some negotiation leverage. In my area in Tahoe there is commonly snow damage and subsequent water damage. On a recent walkthrough with a client there were tenants that had attached their own washers and dryers in the unit. While not a deal killer it might be something that would need some updating. Including a contingency in the first 3 days after the contract is accepted is a good idea especially if there are tenants.  I would still always recommend a professional inspection.

There are lots of markets to invest in either locally in CA our out of state. Think about why you want to invest in real estate, determine what strategy (long term rental) will help you get there.  Real estate is a long game and takes patience. 

It also takes capital. CA is a great state and as a former resident I know first hand why people continue to live there and move there. I'm now in the Tahoe Reno, NV market and there are some great investments around the area. It's more of an appreciation market that will build strong equity versus the Midwest where you might get more initial cashflow. Each market has it's advantages and disadvantages and some of those are beyond the cash flow. Do you have the time and resources to manage and out of state rental or maybe you can invest near where you live now if you have the capital it takes to invest in CA?  Can you house hack? Lots of options and some will be better for you. The Dave Meyer book Start with Strategy is an excellent book to get started.

There are many experts you'll likely need to confer with throughout your investment journey. This will include CPAs, lawyers, Realtors, contractors, property managers, and financial advisors.  Most professionals will at least talk to you and if they are good will tell you if their services are right for you. I find it's helpful to ask why I'm seeing that professionals advice?
