Surely, agents need their own website. First of all, personal website is the best way to let your clients learn about you and your services. And it also allows them to get in touch with you faster.

Second, in order to attract more clients and make current customers more interested, you site need to be an valuable resource. You can create a blog, where you will post useful recommendations concerning real estate industry. 

And remember that personal website is a branding for you. It’s very important in real estate industry.

You make a great career choice. If you are hard-working, self-motivated, enjoy networking and helping people, this career is right for you.

Search the articles written by real estate agents. You can learn how agents chose this career and what they needed do to become successful. However, real estate business is not that easy, so learn as much as you can through online resources and then look for a mentor.

@Michelle Cunningham has a good advise here. Running a proper tenants’s screening is a must.

Also you can ask for personal references from their friends or even from lecturers. They help you to understand tenant’s character and personality.If anyone of them has a job, you might request an employer's reference.

I advise you to conduct interviews with each student as well. Your can ask questions that interested you and answer applicants' questions.

There are companies that offer a wide range of foreclosure listings for some fees. They include homes that are already in foreclosure and those approaching it.

You can also ask a real estate agent for help. They are familiar with the local market, have a network with other agents and work directly with banks and other lenders. Thus, real estate agents know about local properties that are nearing foreclosure.

Brian, I have a question for you where do you advertise you property? Have you used any listing websites for this purpose? Many property rental portals, like Rentberry, for instance, do tenants screening for free. So you'll receive tenants applications along with their credit reports and background checks and won't worry about $35 fee.

George P made a good point. When a tenant meets you they need to understand that house rent is not just additional earnings for you, it is your business, which you are taken seriously. Landlords often forget that tenants also evaluate them.

Actually, there is no right answer for this question. It's well know fact that the demand for property in winter is low. So if you're playing to increase the rent, you should wait until Spring. It'll be easier to find a good tenant then.

You You can search on Google for term like "vacation rentals", and post your property on the first three sites that will appear to you. The reason is simple. People looking for a rental will type these words and click on these first results.Many sites offer free or discounted listings during your first few months of use. So, take advantage of this.

You can also create a simple personal website. Post the link to this site on your Facebook page and ask you friends to share this link as well.

It seems one more mistake was not named yet. Many homeowners neglect the fact that their property is not being covered by adequate and specialist landlord insurance. This insurance from a specialist provider should cover all eventualities and even the complete rebuild of the property. Landlord needs to revise the rebuild value every year when renewing the policy.
