Sure landlords can go to Experian.com to screen their tenants, and yep, it's paid.

But it's important to know, that Experian can be free of charge when you use online rental service. It can be in some ways an alternative to using Experian as itself.

MyRental, Rentberry (this one is especially interesting because provides free tenant screening and rental auction)

For which purpose do you need to visit your tenants without notice? I think such things is some kind of disrespect. According to privacy policy it's incorrect

Better use sites, that offer you to regulate open house online and according to Chris statement - tenant screening also

Yeah, written notification is the best choice, but if notification will not work, try to fine them with 200$ penalty. Possibly, it will work, moreover with 14 y.o. teenager. Better to prohibit such conditions in your lease.

I was looking for such topic on the forum, and unfortunately didn't find even one thread that gives an answer on that acute question for many tenants, that own a pet. In any case, it would be interesting to hear feedbacks from tenants about their experience, hints, pet resume effectiveness and from landlords (opinion about renting with pets, documents that are required, extra fees etc.). Let's discuss, lady and gentlemen.

 You can try Exeprian if you want. MyRental, Tenantverification, Rentberry (new one). There are a bunch of it on the web, so it 's getting harder to choose neither to find :) Have a good luck and thanks for your ideas sharing!

Talking about me, when I need to make my tenant screening, I prefer Experian, especially when it's free like in  this case.

wow! Very actual post by the way. I'm confused to be the first who comment this article first, because you've listed interesting theme, especially the fourth position. Once, one of my friends got into the similar situation. One girl offered him to pay 50%  of rent with money and the next 50%  with sexual attendance. As you described, it ended not as good as he thought. So be careful guys!

Most tenants expect a slight rent increase at renewal time of say $20-50 or so. If you want to raise a rent like on $200 or more, you’ll probably get a negative feedback.

However, talk to your tenants and explain your reasons for rent raising. Good reasons for rent increase include increased property taxes and fees, higher utility costs, and an increase in janitorial, repair and maintenance costs.
