Take a peek at the title insurance industry. Im not sure if you need to be an attorney in ND, you don't in MT. Normally, there are only a few companies per county. As an examiner or closing agent you understand the intricacies of transactions, and see exponentially more real life deals than in any other profession. If there are 4 title companies in a county, you theoretically could lay eyes on 25% of all transactions that happen. Also, you get face to face contact with all the players in the industry. Leverage that by being exceptional at the job, and build those relationships. Those are the real value in the REI game. As an added bonus, you might come across deals before they hit the market, or connect with listing agents who can refer you to investor specials.

@Jordan Reyes Have you been to the meetup here? @Keith Miller started it a few months back. I think there were over 40 people at the last one. Also, there is one in Hamilton as well hosted by Nic Wilson. Its actually tonight at 6 if you're interested.

@Nathanael Isaac hit up Scott Lucier with Envoy Mortgage here in Missoula and run the question by him. I run a lot of financing through him and he knows how to put this type of stuff together so it looks good for underwriters. I've worked with him on similar rental income qualification issues.
