Given the fact that you just began ownership of the property, you can not formally issue a 5 day demand until the 16th day of the month.  Technically, in the eyes of law, you will not have the ability to take action until that date.  The previous owner's rent or lack there of is not a factor in you collecting yours.  Have the 5 day ready to go on the 16th.  Make sure it is mailed and posted that day.  Pictures always help.  If they do not make the payment from there, you should most likely have a court date 9 days following the conclusion of the 5th day. @Brett Prescott take every extra penny and get that thing paid off by your 30th birthday. Whether you buy 100 properties by then or none until it is paid off, you will be able to grow expenentially once that payment is gone. You will have endless options to do whatever you want free of the rat race. No move you make in real estate will make as much of an impact as paying that off.

@Nancy DeSocio you need to provide 48 hours notice unless it is deemed an emergency. Post it on the door regardless of the hospital stay. Time stamp the photo, make entry. Back it up with a text message of the entry notification image just to reaffirm. At that point, you’ve done your due diligence.

Personally, I don’t buy squeaking out only a few hundred bucks per month on a property. Doesn’t give you any wiggle room. Unless there are 3 zeros of profit monthly, it’s not a buy for me.

It has been my experience that you can operate a stable, profitable rental in literally any city or town of this state.  It all depends on the "buy" and your operation of the property. I own in class A neighborhoods along with class C neighborhoods all with responsible, stable tenants.

From Broadway right up to Cranston you can find responsible, stable tenants. You don't want to go as far west as Ellery right now. Ive got one on Willow.  No problems what so ever.

I actively own properties in both areas.  Silver Lake over the last 20 years has transitioned from a predominately Italian neighborhood to predominately Hispanic.  I have maintained excellent tenants in this neighborhood and have no complaints.  

South Prov is a bit different.  There are little pockets that have been revitalized, but as a whole it is not an ideal area.  This city is very funny.  There are little subsections within neighborhoods. Unless you know those pockets, it is difficult to generalize an entire neighborhood.
