Are you only willing to rent as a student rental? I am just if you are open minded to a traditional rental or just student rentals. If you are focusing on student rentals, I was curious as to why that may be.

Hi Everyone. I am looking to do an preliminary criminal background check for out of state applicants from Illinois who are applying for an apartment here in the North East. We have several databases that allow access to local records. I was hoping that someone may be aware of a similar database that is relevant to Illinois. Thank you in advance.

I have to be honest. I have never thought of this. Excellent question. Whenever it has happened before, I have never seen an interruption in payment from the local Housing Authorities. I would imagine that it was because there were reserves, or because the shut down did not span a long enough time.
A question to piggy back the original one... If there is an interruption in government, and no payment is needed, will they eventually pay you the back rent? I would imagine that they would because of the contract that they entered with you, but Im not 100%, so I'd rather ask and hear what everyone's thoughts are.

My accountant explained it to me that you get to write off the gas or the mileage. Not both. As far as having a business vehicle, its totally legal, so Im not sure whats up with the friend thing. Its a legitimate question to ask. As far as the 2 LLC flim flam goes, you need to ask yourself or your "friend" if its really worth jumping into the snake den with the IRS. Loopholes are excellent, and there are a ton of tax advantages to real estate. When you deliberately try to defraud the IRS, its lights out bro. Wouldn't recommend it.

I have found that the key in any deal is trying to find out what the other side of the table wants. Once you get that baseline in any negotiation, you have a platform to work off of.
