I'm  getting started in this journey of equity partners. I do have is the experience and the know how to acquire large amounts of housing in good areas for very good prices. I have some great local relationships and talking with those but also interested in expanding outside my immediate area for partners. 

Because I'm the boots on the ground here locally in VA and NC I believe I can add great value to people that may live somewhere that they cant get access to the type of opportunities I have in their local markets. Example people that live in CA / NY / MA cant but houses for 50-60k two miles from a target like I do. Thanks for the reply!

Im in VA and invest in VA and NC that have much more attritive options/cities in my opinion. That's my bread and butter is housing 150k and under. My average all-in is around 80K.... ARV 120K and rents $1,100-1,250. I like places like Petersburg, VA and Wilson, NC....let me know if you want to chat or talk partnerships, im actively looking for partners in current opportunities.

50-60k??? That is literally unheard of in California 

Yea I know, Im in VA and still invest in VA for rentals but most the opportunity I have seen is in certain cities in NC. So thats my experience with out of state investing

I borrow from private lenders all the time and its my primary source of capital for the rentals to do. The key is feeling confident in who your lending to and do they seem to know what they are doing. Also the deal has to make sense and the numbers work. You also don't want to lend on a property you know you couldn't liquidate and get your capital back incase of default. Its always good to have 1-2 mentors that can help you walk through your first couple deals.

Seeking lending partners in VA and NC for active projects I have in VA and NC. I mostly buy and hold rentals 90k all-in and under. Home built in 1940 and newer single story ARV 120-160K. Average rehab is only 15-20K. I call it production housing.
