Great Rental/small flip opportunity in Garland. This townhouse is currently tenanted at $1,150/month to very clean tenants. Tenants have been in the property for 1 year and would like to stay if possible. If you keep the tenants you would not have to lift a finger. Could raise rent to $1,200 which is the going market rent in the area. HOA dues are $74.50/month. If you wanted to flip it I believe you could shoot for a resale of $155,000 conservatively. All the sold comps are smaller than us and we are the only one with a 2 car garage. Finish out for the sold comps is nothing spectacular. Everyone is familiar with the desirability of Winnetka Heights in Historic Oak Cliff. 1612 sqft SFR 3/2/2 car detached garage with attached outbuilding that could be added value. Home sits on a corner lot and is in overall great shape. Roof is good. HVAC interior unit was being installed but needs finished along w/ duct work and exterior A/C unit. Original hardwoods in great shape. Will need to open it up a bit w/ some wall removal. Generally cosmetics through out. Master suite will be something that needs some love and some rearranging to get max benefit and value. Home is vacant and needs to close by Dec 28 2017. This date cannot be extended. You will have to pull permits as it is in historic area. Finally, I did not allot any money towards outbuilding but it come most certainly be worth something if someone decides to throw some money into it.

Small Fort worth house near arlington. Great rental or small flip. Homes sits as a 2/1/1 but comps are 3/1/0 so I suggest converting garage and making this a little over 1100 sq ft. 


Does not need a whole lots in updates. Please look at the pictures of the comps at 110 and 112. VERY BASIC. We do need to add a hvac to the property as well as basic cosmetics.

Rehab breakdown of this 3/1.5/2 is in the comment section of packet. Home does have a 300 sqft addition so it is bigger than tax rolls. Very clean and needs little to get this in rent shape. I am allotting $10K for rental repairs.
