@Senthil N.  thank you for the insight

@John Vo I had one agent reply back with a one sentence answer simply saying the property was pending sale. That 15 second email made sure things are clear and may end up saving us both time that may have been spent in follow up emails or calls

@Russell Brazil

So you are telling me that you would pass up on a possible offer just because it isn't an agent contacting you?

Cash offer?

Even if your property has been on the market for some time?

@Wayne Brooks

That's what I would think. I can't even fully tell if I'm interested without some basic info.

@Account Closed

So would you suggest just come out and tell them I have the funds to close with a cash offer and can show proof of needed?

@Account Closed  for these initial emails I'm not even mentioning price. It's generally questions about any current rental agreements or repairs needed.

My partner and I are looking for our first buy and hold investment property. We are doing the searching ourselves. When we find a property that we think will make sense as far as the numbers I email the agent. Here's where I'm having the problems. Most of the agents have not been responding. Those that don't answer all my questions. So I email back and crickets. Is this to be expected? I haven't contacted too many so maybe it's just a bad run. Is there a legitimate reason they aren't responding? I know I could call but I figured listing out my questions in an email would be an easier way for them to respond.

@Zoe Mercier I just got a Heloc through US Bank. 90% and the appraisal was basically just off Zillow and above what I would consider to be market value
