Same as @Jeff Grant, no monthly fee with Eufy. They have a wide range of cameras, some battery powered, others wired.

Quote from @John Wisdom:

Insurers are pulling out of Florida left and right (including USAA for rentals) and I'm having a hard time finding a policy. Anyone have any ideas on insurers for Florida?

Let me know if you still need an insurance broker. I have a guy out of Orlando who offers many companies (brokerage) as @Patricia Steiner was explaining. Message me and I can send you his number to get quotes.

Quote from @Dondi Sanchez:

Hello

I have a property in downtown orlando that is mixed use Commercial and Residential. My current insurance company is dropping us just like many other companies are dropping customers. I never had a claim. I had our insurance rep try to find us a company that would insure our property but because it’s mixed use most companies will not cover the property. He found one but it won’t cover storm damage which doesn’t work for us in Florida. Has anyone had this issue? Does anyone know of a company that will cover this type of property? Thank you in advance.

Hello Dondi. I just messaged you.

Hey Adam in regards to having too many bedrooms, I think that with that square footage you should stick with the current bedroom set up. I house hack with a 3/2 and we are 1500 square feet. That is pretty much at the cap of rooms per square feet, in my opinion. However, if you are using one of the rooms for an office, maybe it would be fine then. We have 3 bedrooms and 4 people.

Quote from @Frank Jennings:

I have a duplex that I manage myself. I collect the rents and I find new tenants, no problem. And I have all my contractors that I like lined up, so I really don't have any problem managing the property. But I was wanting to travel internationally and I was wondering what should I do in this case? My tenants are both very hard-working and they're always working during normal business, the hours that contractors can come.

Is my only solution just to hire a property management company and sign a normal 1 year agreement?

Also you could get an electronic lock and make a code for your contractor/handyman, that's what I have done when I was out of state and it worked out fine.

If your tenants are good and they want to stay for long term, sure add in a year contract.

Quote from @Matthew Koller:

Hey guys, Im striving to acquire my first rental property and I have interest in both the Tampa FL region as well as the Myrtle area in SC. Both areas Im sure will preform well, however I just would like to hear someone else's opinion between the two. Any information would be greatly appreciated! Keep in mind that 250k is around my max budget for 20% down.

Thank you!

Matt Koller

Hello Matthew,

What is your strategy play? Short term rental, long, or are you trying to house hack?

Best,

Brandon

Can I legally turn a detached garage into a ADU for long term rental in South Tampa? If so, what is the process?

Need to read up here and check all planning and zoning.

Quote from @Anissa Allen:

Hello ,

My name is Anissa and I currently live in California . I started my real estate journey at the towards the end of 2022. My goal for 2023 is to purchase my first investment property. I have put in a few offers in Toledo and Cleveland Ohio but unfortunately none of the offers went through. I am looking for a new market at this time and would like to know any areas I should do look into ? Any recommendations?

I agree with @Remington Lyman, don't give up yet on that market just because you have been rejected a few times. There was a lady on BP podcast a year or two ago who called 80 banks before she got a yes on a loan.

Quote from @Carlos Ortiz Perez:

My partner and I decided to start investing in Real Estate but right now we live renting in Riverview, FL and we do not owned a house.

I told her that we should start buying a multifamily and do house hacking for one or two years and then buy our primary home and rent the whole multifamily.

Is that a good idea? Or should I stay living in rent and rent the multifamily from the begging? What advice can you all give so we can start?

Thanks in advance!

P.S. We are going to get or finances in order before making the decision.

Hello Carlos,

You could do either of these options and still be moving forward from just renting out a place.

Option 1 - keep renting your current place and get a multi family and rent that place out to others. If you buy a multi-family and don't live there you will have a higher down payment required. But you could offset your current rent for you and your partner this way.

Option 2, move out of your current place and into a multifamily you buy. This method would allow for a lower down payment, as you would have the option to use a FHA loan because this would be your primary dwelling.

Again, both are great options, it just depends on your finances and what is doable for you now.

Best,

Brandon
