Well, shortly after I posted that last post, I went and subscribed to @Mark PodolskyLad Geek Investor's Toolkit (his newsletter offering a back-to-back holiday discount got me). So far I am still happy with it. I feel like what @David Dachteramentioned that it was worth my time to pay for it. Plus I plan on making my money back on it within the first month. So far there are some holes (in my opinion) mainly with the process of acquiring and scrubbing a list but I think it is a great resource.

This is an old thread but really good. I recently sent out my first campaign. @Jake Hartnett I got some good ideas and checked out AgentPRO247. Lying awake, unable to sleep one night I got up checked the list I had formatted for Click2Mail and at like 3am ordered my 300 letter postcard campaign. 

It's only been two week and I have gotten a 6 calls, that I was very nervous to call back and actually got laughed off the phone with one after I presented my offer. I have no idea about sales or sales experience. I am a very down to earth kind of guy (so anyone that knows some really good sales books, please let me know). I have one guy though that has 8x1 acre lots, we are playing phone tag and I am trying to not get my hopes up but there is some potential there.

I know that is all a bit off topic but kinda needed to vent it. If this works and I can do and work through one deal, even if not at a profit. I will probably buy the Land Geek Toolbox. Mainly to fill any gaps and hopefully get me started with making this a "systematized" and scalable business.

@Ryan Pettitt I love the idea of the option agreement, that is something I am going to start pursuing more. 

I have read about sending out the offer sheets instead of the Yellowcards. I actually just listened to a webinar last night from Mark Podolsky who recommended it. I guess I see that as certainly offending more people and perhaps losing possible business. So is that method to help "systematize" as Mark put it? Reduce your work load by already having offers coming back rather than possible sellers?

I am in the process of following @Seth Williams advice and I am building a sellers page that will have a contact form with all the questions I would ask them prior to committing to a sales offer. Hoping to streamline the process there and maybe get more offers coming back.

Hey everyone,

Great discussion here. I just signed up for AgentPro247 and am filtering through some lists and trying to decide so that I can mail out within the week! I pretty much have my search filtered down to tax delinquent residential land, but to further refine what are some of the best options? Should I be refining any values like assessed or market value? What about anniversary month? Is there a way to refine when I was last sold?
