Like others have said, drop items one and two. For three you can charge them. For four, you technically could, but I generally wouldn't. Twenty-seven days is plenty of time for a pre move-out inspection and preparation for turnover.

I have not worked much in the STR space, but I have several years of experience working with MTRs in the Raleigh-Durham area. My take is that the Raleigh market is far more business-dependent than tourism-dependent, which makes rentals less susceptible to the market changes that can hit vacation areas harder. That being said, I am bullish on North Carolina as a whole. More business in Charlotte and the Triangle means more NC residents, which naturally means more vacationers along the coastline and in the mountains.

I am pretty well-established here in the Triangle, but I do have some folks telling me that they are having some difficulty getting established in the STR market due to the competition. I would not let that discourage you, but I always encourage investors to ask themselves, "Could I make the numbers work on this property if I had to convert it to an LTR down the road?"

Hey Daniel, I think that the safest investments are <7 minutes from a hospital or university, because you will always have midterm renters. I work a lot with travel nurses, tech interns, visiting scientists, and visiting professors. That being said, I am beginning to work with more folks who are having their high-end home remodeled, and am networking with contractors to increase these types of tenancies (since they typically have a higher budget). I am not working with insurance yet, but plan to begin as my portfolio grows. Both of these latter options (remodels and insurance) increase the area within which you could operate a profitable MTR, since they are not tied to a school or hospital. 

My biggest piece of advice is that you should find a property that could realistically cashflow as a long-term rental, just in case the property needs to be converted down the road. I know a number of folks who have gotten out of the MTR business recently, as the competition has increased.

 Not in my experience, Nicole. It is fairly straightforward.
