@Ben Zimmerman makes several strong points. 

I have worked with rental owners who have directed me to evict tenants with insufficient legal grounds; in those situations, I am unable to comply with the request. Of course, it is essential that the PM keeps communication clear with the owner regarding the issue (I usually suggest in these situations that the owner not renew the tenant's lease). 

But there are likely two sides to this story. 

It seems likely that communication between the PM and landlord is not ideal. The owner might consider self-management at the end of the PM agreement.

Online tax records and the GIS is an excellent way to find the names of owners. You will have mailing addresses, but not phone numbers or emails. However, you can often match owners' names with social media profiles, and message them directly. I've done this with some success.

There are paid tools that do this for you, and even provide lists of phone numbers. However, I have not used them yet.

Here is the trouble. Smaller platforms may exist, but they do not have the traffic that Airbnb and VRBO do. Airbnb fees are high, but they bring me a significant number of bookings, so I deal with it. 

I am following this conversation, though, to see if others are aware of a platform that I am not.

Consider networking with local property management companies and seeing if any part-time positions are available. It is a great way to meet local investors and learn some of the ins-and-outs of property investment. A small management company will expose you to multiple facets of the business, regardless of your formal job title. The pay is not always the best, but the experience can be beneficial. 

This is just one option. I am sure that others here on BP have some great ideas!

Turnovers are *A LOT* of work. Leasing fee or no leasing fee, I have never known a PM who preferred a turnover to a lease renewal. Speaking from my experience, the PM and owner have highly aligned interests. 

That being said, I agree that a lease renewal fee is appropriate.

Legally speaking, in North Carolina, STRs are under thirty days and MTRs are over thirty days. If booked through Airbnb, I do not require applications for STRs (there is an expedited eviction process which I have never had to use, but minimizes risk). However, I do require applications and formal leases for stays of over thirty days. 

By the way, things might be different in @Luke Carl's market. But in my area, I commonly get Airbnb reservations for several months at a time. Of course, list on Furnished Finder too. But I have found Airbnb to be just as helpful in marketing MTRs.

Hey Connor! I am assuming that you would need to involve a closing attorney to facilitate the transaction. Do you know who you intend to use? If so, perhaps consult the closing attorney.

You might be able to do any of the above options (i.e. live there yourself, rent to your parents, or rent to someone else). However, the details of what is allowed varies according to the nature of the mortgage and transaction.
