Hey y'all! I found a property that is all rented on month to month tenants which is great... What is not great are the tenants. My girlfriend and I will be living in the property, and when we did our walk through, we were more inclined to try to find our own tenants after we move in. So my question is, since my pre qualifying letter is based on the income from the tenants, I want the leases for financial reasons. So when I move in, how hard is it to evict tenants on a month to month lease? I have heard horror stories on the BP podcasts but I don't remember them talking about month to month leases. Awesome, thanks Justin! Is the deed to the property held by the owner? And if so, does that hold you back from doing any major improvements?

Hey all! I've been doing my research on a property in Door County, Wisconsin and am getting ready to take it to the next step by meeting the two owners. It is a mixed use commercial/residential property with lots of potential. I have seen the books and the numbers make sense. Only the commercial portion of the property is currently being utilized and the two residential portions are vacant and in good shape, only needing minor cosmetics and a good cleaning!! I am working with a financing broker and we decided the best way to get the property financed was to do a minimum length land contract and roll it into a commercial loan. Like I said, I'm meeting with the owners and would like to see if I can get some guidance from anyone who may have done a deal similar to this before, get some advice on do's and don'ts, how to negotiate a fair, attractive, and mutually beneficial contract and anything else I can get from y'all!!! Hey all! I've been doing my research on a property in Milwaukee, Wisconsin where I live and am hoping to get some advice. The property is a multi-family home, and is turning out not to be the standard real estate agent listed home. There are a few different caveats to the property I'm looking to get some direction on. Looks like a great deal. South Milwaukee is heating up......

 South Milwaukee does have some potential, especially with Bay View turning more and more into the neighborhood young professionals want to be in. However, from what we've seen, I think it has a bit to go. 

After seeing the property, we decided to put it towards the bottom of our list of houses.I did see some things wrong with the house which I wrote before in this forum, but if anyone wanted more info just send me a message!
